This document sets out the sales terms, reservation conditions, and warranty coverage for SOF96 modular housing and office structures.
Product
SOF96 delivers prefabricated modular structures of 84 or 96 square metres, comprising a timber frame, aluminium cladding, full wood interior lining, double-glazed aluminium windows, concrete base and ground-floor flooring, and upper-floor wood or laminate flooring as specified in your configuration.
Reservation process
- Customers are encouraged to complete a configuration in our 3D tool before reserving.
- A reservation deposit is required to secure a production slot. The deposit amount and payment method will be displayed at checkout.
- Upon reservation, your specification is locked. Material changes after reservation may affect pricing and delivery timeline.
- Final contract and balance payment terms are provided upon reservation confirmation.
Pricing
All prices are quoted in the currency displayed at checkout and exclude site preparation, foundations beyond the standard concrete base, utility connections, transport beyond agreed delivery zone, and local permits unless explicitly included.
Delivery & installation
- Delivery timelines are estimates and depend on specification complexity, production queue, and site readiness.
- The customer is responsible for ensuring site access, appropriate foundations (where not included), and compliance with local building regulations.
- Risk passes to the customer upon delivery and acceptance unless otherwise agreed in writing.
Warranty
SOF96 provides the following warranty coverage on new builds:
- Structure — 10 years on the timber frame and structural integrity, subject to proper installation and maintenance.
- Windows & cladding — 5 years on manufacturing defects in aluminium profiles and cladding systems.
- Interior finishes — 2 years on interior wood lining, flooring, kitchen, and stair components under normal residential or office use.
- Workmanship — 2 years on carpentry and assembly defects attributable to SOF96 manufacturing.
Warranty exclusions
- Damage from misuse, neglect, unauthorised modification, or accident
- Normal wear and tear, including surface scratches and colour fading
- Issues arising from improper site preparation or third-party installation
- Force majeure events including extreme weather beyond design parameters
Cancellation & refunds
Cancellation terms depend on production stage at the time of cancellation. Deposit refund eligibility will be communicated at reservation and in your order confirmation. Once manufacturing has commenced, deposits may be non-refundable or partially refundable as specified in your contract.
Claims
Warranty claims must be submitted in writing with photographic evidence and a description of the defect. SOF96 will assess claims and, where valid, repair, replace, or remedy at its discretion.
