Urban density, remote work, and rising construction timelines have changed what people need from buildings. Many do not require a full house—they need a dedicated office, a guest suite, a studio, or a compact home that can be delivered and occupied in months rather than years.
SOF96 addresses this with a single, standardised platform: 84 to 96 square metres of modular space that can function as office, home, or both. By holding the engineering constant and opening personalisation through a 3D configurator, we curate customers who arrive with clear intent—and leave with a specification that can be built as designed.
In high-heat climates, we recommend reserving four square metres for a front patio—shade and airflow that make the difference between a box and a place you want to stay. Balconies and skylights extend that logic further, bringing light and outdoor connection into a footprint that remains deliberately small.
